For nearly fifty years, ESJ owners have held deeds to real property in Puerto Rico. Those deeds convey more than an ownership interest—they carry rights concerning the governance, administration, and future of the Condominium.
Today, critical questions remain concerning who may vote, who speaks for the owners, how assessments and budgets are determined, and what happens to insurance, settlement, and other funds affecting the property. Proceedings continue in DACO and bankruptcy court while decisions affecting ESJ continue to be made.
The owners should not be absent from decisions about property they own.

WHAT WE ARE DOING
The ESJ Owners’ Restoration Project is organizing deeded owners so that their interests can be independently represented before critical decisions concerning ESJ become final.
The immediate objective is to identify and organize owners, evaluate and preserve their legal rights, and establish the representation and resources necessary to assert those rights where appropriate in Puerto Rico proceedings.
This includes issues involving owner governance and voting rights, insurance and settlement proceeds, assessments and financial accountability, and the preservation of deeded ownership interests.
The Project does not claim to be the Council of Co-Owners or speak for owners who have not authorized representation. Its purpose is to give owners the opportunity to organize, obtain independent counsel, and act together before their rights are decided without them.

Participation begins with identifying yourself as a deeded ESJ owner and telling us how you want to be involved.
Completing the Owner Interest & Representation Form allows the Project to verify ownership, understand the interests of participating owners, and communicate directly as the legal strategy develops.

MEET ORGANIZING COUNSEL
Erika D. Rodriguez is a Florida attorney whose practice includes real estate, complex civil litigation and consumer advocacy, with a focus on protecting clients whose property and financial rights are at stake.
After being retained by ESJ owners and examining the governing documents, ownership structure, and proceedings affecting the property, she identified a fundamental problem: deeded owners whose property and financial interests are directly at stake lack independent representation to protect their collective interests.
The ESJ Owners’ Restoration Project was created to change that—by organizing owners, developing the legal strategy, and building the representation necessary to protect their rights before critical decisions become final.
The owners remain the principals. Counsel’s role is to help them exercise the rights their ownership already gives them.
